This is the only way a landlord can evict a tenant without getting in trouble.
Terminate with Reason
A landlord cannot evict a tenant without a cause. You also cannot just show up at a tenant’s house one day and tell them they are evicted and need to get out. Eviction must have a reason and a tenant must be given proper notifications. A large portion of the time you are requested to give your tenant a 30 day notice of eviction.
Your notice must include why you are evicting them and what they could do to halt the eviction. When it comes to eviction, it is best for you to do everything by the letter of the law. Doing it any other way makes you run the risk of not being able to evict the tenant or losing some of your income.

One of the easiest ways to make eviction as easy as possible is to have a concrete lease with an eviction policy. The easiest way to do this is to have a professional check over the lease and set up an eviction policy with you that follows the letter of the law.
Any landlord would agree they would rather rent to a perfect tenant that stays for the duration of the lease and pays all their bills. Unfortunately, this is not a perfect world and you will run into situations where you have to evict someone for not paying their rent. In order to protect yourself, you have to understand the rules.
