Treat it like a business meeting

Meeting a prospective tenant is the way in which the tenant and yourself will get an impression of one another. Treat it like a business meeting in which you are showing off your property to convince a well-qualified applicant that this is the perfect place for them to live. In a sense, your rental property is your product that you are selling. Make sure your property is in its best condition, clean and maintained.

It’s a good idea to smile, greet your tenant and be dressed for success. Be well-groomed, neat and clean when you make your first impression. Treat it like a job interview by having good hygiene, act professional and greet the tenant upon meeting them. Your demeanor will determine the mood of the appointment.

Be informative

Make sure you are thorough in giving information to a potential client. It’s helpful to have an information packet to give the tenant. You could include an information sheet with a photo, square footage, the cost of rent and the number of bedrooms. This is a great way to get your contact information to the tenant to call you back.

Once you’ve finished the meeting, give tenants time alone in the rental unit to allow them to speak frankly to one another. This is their chance to collect their thoughts and decide if they have any questions. This time alone allows them to picture themselves living there.

Finally, be sure to treat every visitor as if they are the perfect tenant by treating every visitor equally. It will give you a great reputation in town and you may just attract the right type of people to your property.
