Renter's Winter Prep Guide: Keeping Your Michigan Rental Warm, Safe, and Problem-Free

Michigan winters can be tough, but a little preparation goes a long way. These simple steps help you stay comfortable, avoid emergencies, and keep a good relationship with your landlord.

Know your home before it gets cold

  • Find the main water shut-off valve and the furnace shut-off switch
  • Locate your breaker panel and label it if it is not already labeled
  • Save your property manager's maintenance and emergency contact information in your phone

Keep the heat working

  • Change your furnace filter on the schedule in your lease or move-in guide
  • Keep vents and returns clear of furniture and rugs
  • Report any strange furnace noises, smells, or uneven heating right away

Prevent frozen pipes

  • Keep the thermostat at a reasonable temperature, even when you are away
  • During extreme cold, open cabinet doors under sinks on exterior walls
  • Let faucets drip slightly on the coldest nights if your property manager recommends it
  • Disconnect garden hoses from outdoor spigots

If a pipe freezes or bursts, shut off the water and contact maintenance immediately.

Stay safe

  • Test your smoke and carbon monoxide detectors monthly
  • Never use an oven or outdoor grill to heat your home
  • Keep space heaters away from anything flammable and never leave them unattended
  • Keep exterior vents for the furnace and water heater clear of snow

Lower your heating bill

  • Use a programmable thermostat schedule if you have one
  • Close blinds at night and open them on sunny days
  • Report drafty windows or doors so they can be sealed

Know your snow responsibilities

Check your lease to see who handles snow removal and salting at your home. (Landlords handle the bigger items; our landlord's guide to winter rental maintenance shows what owners should be doing on their end.) If it is your responsibility, pick up a shovel and ice melt before the first storm.

Report problems early

Small issues like a dripping faucet or a draft are much easier to fix before they become big ones. JMZ Management residents can submit maintenance requests anytime through the online tenant portal. Fast, easy service is one of the things today's renters expect from property management.
