You find reliable tenants by pricing the home to market, marketing it widely with strong photos, and then screening every applicant against the same written criteria for income, rental history, credit and background. Consistency is the part most owners skip, and it matters for both tenant quality and Fair Housing compliance.
This guide covers how JMZ Management finds and screens tenants for single family homes across Metro Detroit, and what you can borrow from that process if you manage on your own.
The best applicants have choices, so they pick homes that are clean, ready and priced fairly. Start with a free rental analysis and finish make-ready work before photos. A home priced above the market draws fewer applicants, which leaves you choosing from a smaller pool.
JMZ markets homes on its own website, more than three dozen rental sites and through agents. A strong listing has bright photos of every room, an accurate description, the rent, the deposit, pet rules and how to apply. Our post on writing a standout property listing has tips, and how to speed up tenant placement explains where time gets lost.
Decide your standards before the first application arrives, and share them with every applicant. JMZ publishes its tenant selection criteria and application requirements. Highlights include:
JMZ calls rental history "probably the most important item we check." Call prior landlords, not just the current one, who may be eager to see a problem tenant leave. Ask whether rent was paid on time, whether notice was given and whether they would rent to the applicant again. See how to verify rental history.
Verify income with the employer or source directly. Our posts on spotting fake pay stubs and verifying employment show what to look for.
Use a reputable screening service with the applicant's written consent. Apply your written standards consistently, and look at the full picture, not one number.
The federal Fair Housing Act prohibits discrimination based on race, color, religion, sex, national origin, familial status and disability. Michigan law adds other protected categories, including age and marital status. Treat every applicant the same, avoid questions about protected traits in ads and conversations, and handle requests for reasonable accommodations properly. Our post on avoiding discriminatory screening practices covers common traps. JMZ follows Fair Housing rules and has experience working with housing voucher programs.
At JMZ, owners receive the full applicant packet to approve before a lease is signed. Then:
Set written criteria for income, rental history, credit and background, apply them to every adult applicant the same way, verify income and landlord references directly, and follow fair housing laws throughout.
Many managers use about three times the monthly rent. At JMZ, most properties require combined gross household income of at least three times the rent, counting all income sources.
JMZ considers rental history probably the most important item it checks, because past landlords can tell you how an applicant paid and treated a home.
At JMZ Management, yes. Owners receive the full applicant packet to approve before the lease is signed.
Michigan caps security deposits at one and a half months' rent. JMZ collects 1.5 months' rent and holds it in escrow.
Reliable tenants come from a good listing and a consistent, documented screening process. Write your criteria down, verify what applicants tell you, and treat everyone the same. At JMZ Management, your property is our business.
