The standard security deposit is one month's rent. In cases of limited or challenged credit history, an increased deposit may be required.

We also offer flexible security deposit alternatives for qualified residents, allowing you to reduce or eliminate a traditional deposit for a one-time fee.

Yes — Z on Plymouth is a cat-friendly community.

  • $350 one-time pet fee
  • $25/month pet fee

 Z on Plymouth is a 100% smoke-free community. Smoking is not permitted inside residences or common areas. Smoking must take place outside and away from the building. 

 Every residence includes private, in-unit laundry with a full-size washer and dryer. There are no shared laundry rooms. 

 Parking is unassigned. Each resident is permitted one vehicle per tenant in the parking lot. 

 No. Garages and carports are not available at this location. 

Applicants should demonstrate gross monthly income equal to 2.5 to 3 times the monthly rent.

If this requirement is not met, we may consider:

  • A qualified co-signer
  • Retirement or investment accounts as supplemental income

We do not enforce a strict minimum credit score. Each application is reviewed individually.

While a score of 625+ is preferred, we understand extenuating circumstances such as medical expenses or student loans.

Applicants with lower scores may qualify through our credit risk program, which may include:

  • A higher security deposit, or
  • A $50 monthly credit risk fee

 The application fee is $65 per applicant and is non-refundable. 

A $500 holding deposit is required to reserve a residence. The holding deposit:

  • Is non-refundable if you cancel prior to move-in
  • Is applied toward your security deposit at move-in

All remaining move-in funds are due 10 days prior to move-in and must be paid via certified funds (cashier's check or money order).

 Typically no. All residences are professionally painted prior to move-in. Upon request, management may make exceptions and allow you to paint. 

Yes. Security deposits are fully refundable provided the residence is returned in its original condition, normal wear and tear excepted.

Residents must complete and return the move-in condition checklist to document the apartment's initial condition.

 Yes. On-site storage lockers are available in varying sizes. 

 All residences feature newly renovated, spa-inspired stand-up showers with euro-style glass doors.

 Yes. All residences at Z on Plymouth include central air conditioning. 

 No, there is no pool on the property. 

 Yes. Renters insurance is required — it's for your own benefit. You can either purchase it through our preferred vendor or provide your own policy. 

  • 1 month security deposit
  • 1st month's rent
  • $99 or $115/month shared utility fee (depending on number of bedrooms)
  • $26/month admin fee
  • $350 cleaning fee
  • $125 doc prep fee

Electric service is separately metered and will be placed in the resident's name. Electric is handled through DTE. Gas, heat, water, sewer, and trash are not individually metered and are billed as a flat monthly utility fee. The fee is $99/month for one-bedroom units and $115/month for two-bedroom units, and remains consistent each month without fluctuation.

WiFi internet and cable are handled through Comcast, which is the preferred provider in the area, though other providers may be available.

This is a standard fee across all properties we manage and allows us to maintain consistent service levels for all residents. The $26/month administrative fee helps cover the systems and services that support your tenancy and enhance your living experience. This includes:

  • Online rent payment platform (ACH, debit, credit options)
  • 24/7 maintenance coordination and service dispatch
  • Resident communication systems (text/email updates, notices, alerts)
  • Account management, billing, and record keeping
  • Property operations support and compliance requirements

This fee allows us to operate efficiently, respond quickly to resident needs, and provide a more seamless, technology-driven experience.
