MANAGEMENT SERVICES & FEES

JMZ MANAGEMENT’S standard management fee is 10% of the rental income, with a minimum fee of $100; however, we do offer additional discounts for clients with multiple properties - contact us for a consultation and custom management package.

    1. A $1 ACH transfer fee is imposed by the bank if you choose to receive your monthly owner disbursement via direct deposit.
    2. If you enroll your property / properties in the Eviction Protection Plan there will be a monthly charge of $25 per door.
 The $250 set up fee is a flat fee and pays for:
  1. Getting your information, your property’s information (and if you have a tenant your tenant’s information) into our system;
  2. Puts a professional photographer on retainer for the entire duration of our management of the property, meaning you will NEVER pay for professional photography when we list the property to find a tenant.
  3. Pays for fees associated with marketing the property for the duration of our management so you will NEVER pay marketing fees upon listing the property for a tenant.
No. Our management fees are paid out of the rental income so if you’re not getting paid, we’re not getting paid.
So long as rental payments are made on time (between the 1st and 7th of the month) your disbursement will be sent between the 9th and 17th of every month. In the event that a tenant pays late the funds will be disbursed to you before the end of the month so long as the tenant pays with enough time to allow the funds to clear before the end of the month.
Yes. We use a software called Appfolio that allows owners to view all of the funds coming in and going out on the property, review details of maintenance invoices and receive monthly transaction statements and annual tax documents.
Yes. We provide you with a 1099 and annual transaction statement.
    1. Eviction Protection Plan: Our Eviction Protection Program gives you the peace of mind that, in the unfortunate event an eviction for your property is necessary, you know exactly what it is going to cost you. The nominal monthly fee of just $25 covers preparing the documents to file with the court, attorney time, appearance at one hearing, and preparation of a Writ of Eviction if the tenant is non-compliant with the terms of the Judgment. You also do not have to appear in court, file the paperwork, keep track of hearing and due dates, communicate with the tenant, etc. Our legal department takes care of the heavy lifting and keeps you updated with every development.
    2. Cert Assist Program: Each city is different with regard to rental properties in their jurisdiction. Enrolling in this program allows JMZ MANAGEMENT to take on the tedious and time consuming process of working with the city to ensure the rental property is in compliance with local ordinances and requirements. We will find and prepare the forms required, send forms and fees to the city, coordinate with the city and any tenants to schedule the inspection, obtain the violations list from the city, work with our maintenance crew to correct any violations, and will schedule the final inspection to obtain the passing certificate.

Each city is different and we can certainly ask the city if this is OK, but generally the answer is no.

We do our very best to honor a 24-48 hour turn around on all communications during business hours, with many responses being returned the same day.
No, however, working with JMZ MANAGEMENT and the MARK Z REAL ESTATE EXPERTS can save you time and money. As your property managers we are familiar with the details of your home, which give us additional insight so we can provide you with the best advice regarding what features of your home to update and highlight for a successful sale.

MARKETING & TENANT PLACEMENT

JMZ MANAGEMENT is a full service office. We take professional photos and advertise the listing on our website and over 3 dozen reputable websites across the internet. Our experienced team connects with professional real estate agents to find a qualified tenant in record time. The first month of rent is paid to the two agents involved as a commission for finding and placing the tenant.

Prior to listing a vacancy for lease, we conduct updated rental  analysis to ensure the rental rate we advertise is accurate and competitive.

JMZ Property Management partners with the nationally recognized MARK Z. Real Estate Experts to market the properties we list for lease in Metro Detroit. Our on-going marketing campaigns generate over  200 tenant leads a day. By using the latest technological software we capture the contact information for these leads so we can follow up with each one to fill your vacancy faster than the competition. We provide more than excellent customer service; we  also offer an unlimited marketing budget.

If the property is priced right and meets the tenants expectations it’s not unusual for us to find you a great qualified tenant within 7 to 21 days.

All tenants over the age of 18 are required to submit an application so that we can  run a detailed and thorough background check. JMZ Management has standard  screening qualifications (credit score threshold, previous criminal or civil litigation,  income qualifications). Should the applicant pass the preliminary screening of our office, we then pass the application packet (copy of application, credit report, criminal screening and supporting documents submitted by the tenant) to you for review and approval. JMZ Management complies with all Fair Housing laws and has extensive experience assisting applicants with housing vouchers as well.

No. However, studies show that two-thirds of all renters have a pet, so accepting pets in your property can open up the potential renter pool significantly.

JMZ MANAGEMENT’S legal department can assist you with evicting tenants.

All tenants over the age of 18 are required to submit an application so that we can  run a detailed and thorough background check. JMZ Management has standard  screening qualifications (credit score threshold, previous criminal or civil litigation,  income qualifications).

We maintain a less than 2% vacancy rate over all the properties we manage.

JMZ MANAGEMENT will hold the security deposit in escrow until the tenant vacates.
An experienced JMZ Management contractor will conduct the walk through and provide you with an estimate for damages we can charge to the tenant, and those we cannot so that you have a comprehensive view of the total cost of turn over.
The law allows a landlord to withhold the cost of damages from the security deposit for any damages beyond normal wear and tear.
Yes. We have extensive corporate connections and can share your listing with several placement companies as well.

Unlike other management companies who will simply add an addendum to extend the terms of the lease, JMZ MANAGEMENT’s legal team drafts a brand new lease agreement upon renewal each year to ensure the terms are  compliant with any new laws enacted since the last lease was signed. Accordingly, there is a fee associated with this process.

MAINTENANCE SERVICES

All tenants and owners will have access to our online work order submission  system, and will have a direct line and email to the maintenance department so  they can report any issues during normal business hours. All tenants will also  have access to our 24-hour maintenance hotline so they can report maintenance issues after office hours, or get immediate attention for emergency maintenance. We have an extensive network of in house and local contractors and vendors to assist us in meeting the maintenance needs of our clients and their tenants. However, an advantage to working with JMZ Management is our flexibility in engaging preferred vendors of our clients should they have their own maintenance crew or a list of frequently used contractors.

The majority of repair costs are the responsibility of the owner; however, tenants have a shared responsibility as under our standard lease agreement, tenants are responsible for $100 of every work order submitted. As the owner, this reimburses you for some of the cost associated with maintenance at your property and you are able to waive this fee should you wish to. In the event is is apparent that the repair is due to the tenant’s blatant / ongoing neglect, the costs for repairs can be passed on to the tenant.

Yes. Under our standard lease agreement, tenants are responsible for $100 of every work order submitted. As the owner, this reimburses you for some of the cost associated with maintenance at your property and you are able to waive this fee should you wish to.

Owners are notified every time a work order is created in our system via email. In the event the repair cost will exceed the amount we have in escrow for handling common, minor repairs, JMZ MANAGEMENT contractors visit the property to assess the situation and prepare comprehensive and competitive estimates for owners to review and approve prior to scheduling work to be done.

All tenants will have access to our 24-hour maintenance hotline so they can report maintenance issues after office hours and get immediate attention for emergency maintenance. Emergencies include: fire, flooding, sewage back up, inoperable toilet in a home with only one bathroom, no heat when temperatures are are less than 60 degrees outside.

JMZ MANAGEMENT provides owners with an owner portal where you can login and make payment by linking a bank account or using a credit / debit card. Once you approve an estimate for repairs, we will request that you make a payment through your portal for the entire cost of the repair. We then provide the contractors with a small deposit so they can purchase materials and get started. Thereafter, the funds will be held in escrow until the contractors complete the job.

Between $200 and $500. Often these costs can be withheld from the security deposit.

COLLECTIONS & EVICTIONS

Here at JMZ Management we understand that life happens so we  always begin the collection process by reaching out to the tenant directly via a  telephone call, as well as text and email if possible, to try and resolve the issue of  their delinquent rent as soon as possible. Every month our team works tirelessly  to ensure all rental payments are received on time and, in the event the tenant is  delinquent, we are proactive and send the proper legal notices required to initiate  the eviction process. This means that our clients save time and can begin the  eviction process as early as 7 days following the end of the grace period if they choose.

Yes.

Customarily, the management company retains the late fees to offset the expense of additional costs and resources associated with aggressive collection efforts. This is negotiable.

  2. If your property is not enrolled in the JMZ MANAGEMENT Eviction Protection Plan, you can still engage our legal department for an eviction on a case by case basis.
By enrolling your property in the JMZ MANAGEMENT Eviction Protection Plan you are saving upwards of $400 on eviction litigation.
The JMZ MANAGEMENT legal department always requests an award of attorney fees from the Court; however, we cannot guarantee that the Judge will award these fees.
 The first step is to send a 7 Day Demand (aka: 7 day notice). This form puts the tenant on notice that they have 7 days to pay the balance of what is owed or vacate the property. In the event they do not, our legal team can prepare and file the eviction case with the local district court, attend the hearing and obtain a Judgment awarding an eviction of the tenant. The Judgment bears a date, usually between 10 and 14 days from the hearing date, by which the tenant must comply (either make payment in full or vacate). In the even the tenant does not comply, our legal team can file the additional paperwork necessary to give the local sheriff the authority to physically remove the tenant from the property and turn possession back over to JMZ MANAGEMENT.
Between 3 and 8 weeks from the date of filing, depending on the court’s schedule and availability.
JMZ MANAGEMENT has been closely monitoring the moratoriums and restrictions on evictions in Michigan since the beginning of the pandemic. This situation is constantly evolving and, accordingly, we work with tenants and owners to facilitate a resolution under any active restrictions.
JMZ MANAGEMENT has been working with tenants and owners to apply for relief as provided by local and state housing authorities. We provide tenants and owners with links to these resources to ensure a speedy resolution on delinquent rent.
