Good rental homes in Novi and the surrounding Oakland County communities tend to move quickly. The renters who land them are usually the ones who show up prepared. Use this checklist to put your best application forward and avoid surprises on move-in day.
Before you start touring
- Set a realistic monthly budget that includes rent, utilities, renters insurance, and any pet fees.
- Make a must-have list: school district, commute, bedrooms, garage, yard, pet policy, and laundry.
- Decide on your ideal move-in date. Most landlords are looking for a tenant who can move in within a few weeks.
Get your application documents ready
Most professional property managers will ask for some or all of the following:
- A government-issued photo ID for every adult applicant
- Proof of income, such as recent pay stubs, an offer letter, or benefit statements
- Contact information for current and past landlords

Know how security deposits work in Michigan
Under Michigan law, a security deposit cannot be more than one and a half times the monthly rent. Your landlord must give you written notice about the deposit, including where it is being held, within 14 days of move-in if that information is not already in your lease.
Complete your move-in inventory checklist
At move-in, you should receive two blank inventory checklists. You have seven days to fill one out and return it, noting any existing damage. Take date-stamped photos of every room. This protects you when it is time to move out, and it helps you avoid surprise move-out cleaning charges.
Read the lease before you sign
Look closely at:
- When rent is due and what late fees apply
- Which utilities you are responsible for
- Who handles snow removal and lawn care
- How to submit maintenance requests
- Rules about pets, smoking, parking, and guests
- Notice required before you move out
