We hold our vendor network to the same standard we hold our own team. Here's what's required to be added to our preferred vendor list.
Licensing & Insurance

Valid Michigan contractor's license for applicable trade

General liability insurance — minimum $1M per occurrence

Workers' compensation coverage (if you have employees)
- Certificate of insurance naming JMZ Management as additional insured
Business Requirements

Registered business entity (LLC, Corp, or Sole Proprietor with EIN)

W-9 on file with JMZ before first payment

Professional invoicing with itemized labor and materials

Background check may be required for interior property access
- General Liability Insurance and/or Workers Comp Insurance if applicable
Performance Standards

Respond to work order dispatches within 2 hours

On-site within 24 hours for standard work orders

Emergency response availability preferred
- Written estimates required before starting non-emergency work
Quality & Communication

Professional conduct on all JMZ properties at all times

Proactive job status updates throughout the work order

Warranty workmanship for a minimum of 30 days
- Agreement to JMZ's vendor code of conduct
