What do you charge for monthly management?+
JMZ's standard management fee is 10% of monthly rent with a $100 monthly minimum. Lower rates may apply for large portfolios, multifamily and commercial properties. Contact us for a custom management package.
Are there any additional costs with monthly management?+
Two possible costs. Your bank charges a $1 ACH transfer fee if you receive your monthly owner disbursement by direct deposit. If you enroll in the Eviction Protection Program, it is $25 per month per door.
Do you charge a set-up fee? What does it pay for?+
Yes, a one-time new client fee. It covers entering your property, owner and any tenant information into our system, keeps a professional photographer on retainer for as long as we manage the property, and covers marketing fees for the life of our management. You never pay separately for listing photos or marketing.
Do you collect management fees when a property is vacant?+
No. Our management fee is paid out of rental income, so if you're not getting paid, we're not getting paid.
When a tenant pays rent, how long until I get the funds?+
When rent is paid on time (the 1st through the 7th), your disbursement is sent between the 12th and 17th of the month. If a tenant pays late, funds are disbursed before month-end as long as they clear in time.
Can I see activity on my property and get tax documents?+
Yes. Your AppFolio owner portal shows all funds coming in and going out, maintenance invoice details and monthly statements. Each year you receive a 1099 and an annual transaction statement for your tax preparer.
What programs do you offer besides standard management?+
Eviction Protection Program: $25 per month covers court filings, attorney time, one hearing and preparation of a Writ of Eviction if the tenant does not comply with the judgment. Our legal department handles the paperwork, court dates and tenant communication.
Cert Assist Program: every city handles rental compliance differently. We prepare and submit the city's forms and fees, schedule the inspection with the city and tenant, correct any violations with our maintenance crew, and schedule the final inspection to get your passing certificate.
Can we place a tenant before the city inspection is complete?+
Each city is different and we can ask, but generally the answer is no.
Can you help me grow my real estate portfolio?+
Yes. JMZ is a full-service office that helps clients buy, sell, lease and manage. We partner with the MARK Z Real Estate Experts for real estate advice on growing and managing your portfolio.
What is your turnaround time on communications?+
We aim to respond to all communications within 24 to 48 business hours, and many responses go out the same day.
If I sell my property, do I have to sell through JMZ?+
No. Working with JMZ and the MARK Z Real Estate Experts can save you time and money, because as your property manager we already know your home and which features to update and highlight. If a real estate agent referred you to JMZ, we refer you back to that agent when you're ready to sell.
What do you need from me to start management?+
A completed management agreement package and a copy of the certificate of occupancy, if applicable. If the property already has a tenant, we also need the lease, the security deposit, the rent payment history and the tenant's contact information.
Who is my point of contact, and how do I reach you?+
Every JMZ client has a dedicated property manager as their single point of contact. For the fastest response, submit a support request at jmzmanagement.com/support. You can also call 248-284-6990 or email ClientCare@JMZManagement.com.
I already have a manager. Can JMZ help me switch?+
Yes. We have handled hundreds of management takeovers, working with new clients and their former managers to gather everything we need to take over smoothly.
Can I see a sample management contract or get references?+
Yes to both. Send us a request and a representative will follow up with a sample contract and references.
What makes JMZ different from other management companies?+
More than 20 years of managing property in Metro Detroit, deep knowledge of Michigan landlord law, and a team of 19 people with an in-house legal department and our own maintenance and repair company. Every client property is managed to the same standard as our CEO's own properties.
How many properties do you manage?+
More than 1,000 properties, and the number keeps growing as we help clients grow their portfolios.
What is your service area? Do you manage in Detroit?+
Southeast Michigan: Oakland, Wayne, Macomb, Livingston and Washtenaw counties. Yes, that includes Detroit.
Can JMZ manage my short-term or vacation rental?+
No. We only manage properties with leases of 12 months or longer.
How long has JMZ been in business, and are you licensed?+
JMZ Management has been managing property in Metro Detroit for more than 20 years, and yes, we are licensed.
Finding and placing the right tenant.
How we price, market and fill your vacancy.
Do you charge for finding a tenant?+
Only when we fill a vacancy. For residential properties, the leasing fee is the first month's rent; there is no leasing fee if your property comes to us with a tenant already in place. For commercial properties, it is a percentage of the lease amount based on the lease term.
We take professional photos, advertise your listing on our website and more than three dozen rental sites, and work with real estate agents to find a qualified tenant.
Do you advise on the rental price?+
Yes. Before listing, we run an updated rental analysis so the advertised rent is accurate and competitive.
Can you walk through my property and recommend updates to earn more rent?+
Yes.
How do you fill vacancies quickly?+
JMZ partners with the MARK Z Real Estate Experts to market the properties we list for lease. Our ongoing campaigns generate over 200 tenant leads a day, and our software captures each lead's contact information so we can follow up and fill your vacancy faster. We also offer an unlimited marketing budget.
How long does it take to find a tenant?+
JMZ averages 17 days from listing to signed lease when a property is priced to market.
How do you screen tenants, and do I approve them?+
Every applicant over 18 submits an application for a thorough background check against our standard screening qualifications: credit score threshold, prior criminal or civil litigation, and income. Applicants who pass go to you as a full packet (application, credit report, criminal screening and supporting documents) for your review and approval. JMZ complies with all Fair Housing laws and has extensive experience with housing vouchers.
Do I have to allow pets?+
No. However, a large share of renters have pets, so accepting them can widen your pool of applicants significantly.
What if I need to evict a tenant before leasing the property?+
JMZ's legal department can handle the eviction for you.
What is the occupancy rate across the properties JMZ manages?+
JMZ's portfolio occupancy is 98.4%.
How long does it take to turn a unit after a tenant moves out?+
7 days or less, barring extenuating circumstances.
Can I provide my own lease agreement?+
Yes, if there is a current lease with a tenant already living in the property.
Can I see a sample of your lease agreement?+
What fees are charged to the tenant at move-in?+
- First month's rent (prorated, with the second month also due, if the tenant moves in after the 15th)
- Security deposit equal to 1.5 months' rent
- Non-refundable exit cleaning fee
- Administrative leasing fee
- Non-refundable pet deposit, if the tenant has pets
Where is the security deposit held?+
JMZ holds the security deposit in escrow until the tenant moves out.
Who does the move-out walkthrough and returns the deposit?+
An experienced JMZ contractor walks the property and gives you an estimate of which damages can be charged to the tenant and which cannot, so you see the full cost of the turnover.
Can I keep the deposit to pay for damage?+
Michigan law allows a landlord to withhold the cost of damage beyond normal wear and tear from the security deposit.
Can you market my property to corporate clients?+
Yes. We have extensive corporate connections and can share your listing with several placement companies.
Do tenants need renter's insurance?+
We request proof of renter's insurance from every tenant.
Do you inspect before a lease renewal?+
We can, on request.
Is there a fee to renew a lease?+
Yes. Rather than adding an extension addendum, JMZ's legal team drafts a new lease at each renewal so it complies with any laws enacted since the last lease was signed. There is a fee for this.
Repairs, approvals and emergencies.
How work orders are handled and when you're asked to approve them.
How do you handle maintenance requests?+
Tenants and owners can submit work orders online and reach the maintenance department by phone and email during business hours. Tenants also have a 24-hour maintenance hotline for after-hours and emergency issues. We work with an extensive network of in-house and local contractors, and we're happy to use your preferred vendors if you have them.
Who pays for repairs? Are tenants charged per work order?+
Owners pay for most repairs. Under our standard lease, tenants pay $100 of every work order they submit, which reimburses you for part of the cost; you can waive this if you prefer. If a repair results from a tenant's neglect, the cost can be passed on to the tenant.
Am I notified of work orders, and do I approve repairs first?+
You're emailed every time a work order is created. Any work order over $500 needs your approval, with a contractor estimate, before work begins. Smaller repairs are handled as needed, with photos included whenever possible.
What counts as a maintenance emergency?+
Fire, flooding, sewage backup, an inoperable toilet in a home with only one bathroom, and no heat when the outside temperature is below 60 degrees. Tenants report emergencies through the 24-hour hotline.
How do I pay for maintenance invoices?+
Through your owner portal, by linked bank account or credit or debit card. Once you approve an estimate, we request payment for the full repair through the portal, give the contractor a small deposit for materials, and hold the rest in escrow until the job is complete.
What does a typical turnover cost after a tenant moves out?+
Between $200 and $500, and often it can be withheld from the security deposit.
Do I have to use JMZ's contractors?+
No. We're happy to work with your preferred vendors.
Can damage be deducted from the deposit before the tenant moves out?+
No.

What if my tenant stops paying rent?+
We start by contacting the tenant directly by phone, and by text and email where possible, to resolve the late rent quickly. If the tenant stays delinquent, we send the required legal notices, so you can begin the eviction process as early as 7 days after the grace period ends if you choose.
Do you charge tenants late fees, and who keeps them?+
Yes, tenants are charged late fees. The management company customarily keeps them to offset the added cost of collection efforts. This is negotiable.
Do you have a legal department or do you outsource?+
JMZ has its own legal department for eviction proceedings.
How much will an eviction cost?+
With the Eviction Protection Program, $25 per month covers court filings, attorney time, one hearing and preparation of a Writ of Eviction if the tenant does not comply with the judgment. Owners who enroll save upwards of $400 on eviction litigation. Properties not enrolled can still use our legal department case by case.
Are eviction costs recovered from the tenant?+
Our legal department always asks the court to award attorney fees, but we can't guarantee the judge will award them.
What is the eviction process in Michigan?+
First, a 7 Day Demand gives the tenant 7 days to pay the balance or move out. If they don't, our legal team files the case with the local district court, attends the hearing and obtains a judgment, which usually gives the tenant 10 to 14 days to pay in full or vacate. If the tenant still doesn't comply, we file the paperwork authorizing the sheriff to remove the tenant and return possession of the property.
How long does an eviction take?+
Between 3 and 8 weeks from filing, depending on the court's schedule.
