Electric service is separately metered and will be placed in the resident's name. Electric is handled through DTE. Gas, heat, water, sewer, and trash are not individually metered and are billed as a flat monthly utility fee. The fee is $99/month for one-bedroom units and $135/month for two-bedroom units, and remains consistent each month without fluctuation.

WiFi internet and cable are handled through Comcast, which is the preferred provider in the area, though other providers may be available.

This is a standard fee across all properties we manage and allows us to maintain consistent service levels for all residents. The $26/month administrative fee helps cover the systems and services that support your tenancy and enhance your living experience. This includes:

• Online rent payment platform (ACH, debit, credit options)
• 24/7 maintenance coordination and service dispatch
• Resident communication systems (text/email updates, notices, alerts)
• Account management, billing, and record keeping
• Property operations support and compliance requirements

This fee allows us to operate efficiently, respond quickly to resident needs, and provide a more seamless, technology-driven experience.
