Using social media sites, such as Facebook and Twitter is a great way to find new tenants. Many companies use this type of marketing to find new customers and you can do the same thing as a landlord. Here are a few ways you can fill your vacancies by using social media.

Post your Property

Just like anything else, if you post the vacancy you currently have, it may be shared across social media like crazy. It could go viral, which would allow it to be filled fast. However, you only need one interested tenant to fill the home, so viral may not be necessary.

Imagine sharing your vacancy and watching it get passed from one person to another until it finds you next tenant. This may not be something to count on, but it shouldn't be overlooked either. It's free and you may just find a good tenant through Facebook, Twitter or another social site.

Highlight Yourself and the Property

Anytime a tenant is looking for a property to rent, they are interested in the landlord, too. With social media, you can highlight both the property and yourself. This means the tenant knows what they are getting into and will be able to make a better decision. You can entice renters by showing they type of person you are in a non-sales atmosphere, such as Facebook or LinkedIn.

Use Multiple Platforms

You may think Facebook is the only social site fitting your needs, but it's not. You can also use Twitter, Pinterest, Google+, Instagram, Tumblr and LinkedIn. They all have a different type of following and will allow you to connect with potential tenants in a different way.

If you're a landlord and you want to fill vacancies faster, consider using social media. Sometimes, it's just a matter of sharing your vacancy and you will have a few tenant options within just a few hours.
